Some notes may not apply to vacant houses, but we will address them anyway.

Inspection Process:

  1. Inspection request: Provide as much information as possible for the home inspection company you are hiring. This will help ensure the accuracy of your process right from the beginning. 

  2. Introduction – Overview of the inspection process. Here is where you are right now, watching this video. 

  3. Schedule – Ensure all utilities are turned on before the inspection.

  4. Inspection – Photos and notes will be taken.

  5. Report – A detailed inspection report will be prepared.

  6. Follow-Up – Findings and recommendations will be reviewed.

Key Notes for the Seller:

  • Utilities: All systems (plumbing, electrical, etc.) must be turned on.

  • Appliances: Empty laundry and kitchen appliances for proper testing.

  • Access: Clear obstructions from attic entrances, crawl spaces, electrical panels, and appliances to allow full inspection.

 

What We Inspect:

Our focus is on identifying major issues—electrical, plumbing, structural, and other significant concerns. Cosmetic issues are noted for informational purposes but are not mandatory.

After the Inspection.

 

Organize findings into three categories:

  1. Electrical.

  2. Plumbing.

  3. Structural/Handyman.

  • Minor Repairs: A handyman can address issues not requiring permits.

  • Major Repairs: Hire a licensed contractor for anything needing permits to save time, money, and headaches.

 

Important Reminders:

  1. Our Role: We are licensed home inspectors, not code enforcement, engineers, or contractors.

  2. Utilities: We do not turn systems on/off for liability reasons. Ensure all systems are accessible and operational.

  3. Repairs: Provide receipts/documentation for repairs to the buyer—not the inspector.

 

Inspection Duration:

A proper home inspection takes 5 to 8 hours, including travel, inspection, and report writing. Reports are technical because they are often shared with home insurance companies.

 

Safety and Access:

  • Electrical Breakers: Some breakers may be turned off during the inspection. If any systems must remain on, address this before the inspection.

  • Clear Space: Ensure access around appliances, panels, and critical areas.
